Why Axel decided to open his own brokerage
What bothered Axel more than the split was a thing he had noticed for two years. Agents he knew were not as good as him were out-producing him, because they had joined teams with a system: a script for the listing appointment, a plan for the past-client database, a coach who checked the numbers on Monday. Axel had instinct and a phone full of names, and somewhere around eight or nine deals a year the instinct ran out of runway.
A title closer he had worked with for years put it plainly over coffee. Half the agents she saw at the closing table, the ones three or four years in, were one bad quarter from quitting. Nobody had ever handed them a way to work. That was the market. Axel decided to build the brokerage for that person.
What a real estate brokerage business plan has to prove
A real estate brokerage business plan does not get funded on enthusiasm. A lender and an investor both want the same three things. First, that the money comes in on a schedule the business can survive. Second, that revenue is built from real units and real conversion, not a growth rate typed into a spreadsheet. Third, that the founder is the reason this one works and not the fifty other brokerages that opened last year.
The niche, narrowed until one person was left
Using the Momo Hero method for niche and core offer, Axel cut until there was one customer standing: an agent two or three years licensed, competent, stuck under twelve deals a year, working every weekend while the split takes half. Not brand-new licensees, that is a school. Not top producers, they only want a cheap cap. The offer wrote itself once the person was clear: a ninety-day production system, a broker who still sells, and a split that rewards growth.
The first version, and why the math broke
Axel’s first product was simple. Recruit ten agents, split their deals, run some training. He put it through SUP, the Momo Hero break-even method, which is an honest look at what it costs to keep the doors open and what one sale earns. The office, the coordinator, the technology and the marketing needed about six roster closings every month to break even. Six closings meant seven or eight productive agents, which was months away.
And when he looked at what carried the plan in the meantime, it was him. The whole first half of the year leaned on Axel personally closing deals while also recruiting, also training, also filing licences. He had built a plan that quietly assumed he could be three people.
He almost put the folder in a drawer. What changed his mind was realising the fix was in the product line, not in working harder.
